Most office decisions start with incomplete information. I like making the information easier to use.

Notes I want to keep.

Asking rent is not achieved rent.

A note on asking rents, reported rental rates and where negotiation room actually shows up in HCMC office data.

Does Ho Chi Minh City still have one CBD?

Office geography changes more slowly than headlines. I want to track what the data says as Thu Thiem, the VIFC and new supply develop.

About

I came to real estate through operations and workplaces.

Before leasing offices, I worked in hospitality, building operations and flexible workspace. That background still shapes how I see an office building. The asset matters, but so does the way it works every day.

I now work on leasing, client relationships and market intelligence. I use SI for data analysis, dashboards, repeatable reporting and internal training.
